A newly built house in the peaceful hamlet of Trevellas, Gwel Nans (meaning Valley View) is a lovely family holiday home enjoying a far reaching countryside outlook. Situated halfway between the coastal villages of Perranporth and St Agnes, Gwel Nans is only 25 minutes' walk to the little bay of Trevellas Porth and the spectacular South West Coast Path.
The front door opens into a hallway with the kitchen off to the right, the sitting room to the left and a cloakroom with toilet and basin straight ahead. Solid oak doors throughout the property, and traditional sash windows, give an attractive and high specification finish to this well-presented contemporary house. The stylish kitchen/diner is dual aspect, light and bright, fitted with tasteful muted units and wood effect worktops andflooring. A dining table and six chairs provide a place for guests to eat together, and the kitchen is fully equipped with electric oven, grill, five burner induction hob, and integrated fridge, freezer and dishwasher.
The dual aspect sitting room is also flooded with light from the large windows and French doors which open to the south facing decking and garden, looking out to beautiful pastoral views. Comfortably furnished with a sofa, large armchair and Smart TV, a contemporary wood burner with slate hearth keeps the house warm on chillier days.
From the corner of the sitting room a staircase ascends to the first floor where three bedrooms sleep six. The master bedroom is furnished with a king-sized bed (5'), wardrobe and has an en-suite fitted with large shower cubicle with rain shower head, a toilet, basin and heated towel rail. Bedroom two has a double bed (4'6") and benefits from those lovely countryside views, and bedroom three is furnished with bunk beds (3' each).
The family bathroom comprises a shower over the bath, toilet, basin and heated towel rail. Also on this floor is a large laundry cupboard off the landing, housing the hot water system and a washing machine.
Outside, the elevated position of the property affords rural views from the south facing deck and garden, with outdoor chairs and a small table, the perfect place to sit and enjoy the fresh air with a glass of something chilled after a busy day at the beach! The small enclosed garden is laid to lawn with raised flower beds. A back gate opens to the driveway, where there are brick paved parking areas to both the front and side of the house.
Gwel Nans can be heated solely by the wood burning stove, however there are also wall mounted electric radiators in each room, and the property is fully double glazed. Wifi is available.
The local beach is Trevellas Porth, 25 minutes' walk away and known locally as 'Blue Hills'. This small beach is in an old mining area, still surrounded by several engine houses and chimneys, and is popular with fishermen and snorkelers. Trevaunance Cove's popular sheltered bay can be reached a further 15 minutes' (quite challenging) walk along the beautiful coast path from here.
Alternatively, both St Agnes to the south and Perranporth to the north are only ten minutes' drive away, where there are numerous independent shops, cafes, restaurants and beautiful beaches. Gwel Nans is ideally placed on the north coast to explore the rest that Cornwall has to offer: nine miles to the cathedral city of Truro; and Padstow, St Ives and Falmouth all within an easy drive.
