Lorien is a delightful spacious bungalow with a lovely south-west facing garden. Located in a small peaceful cul-de-sac in the tranquil hamlet of Bolingey, the property is only a five minute drive, or pleasant 25 minute walk, from Perranporth village and beach and welcomes one small dog.

The front door is up two steps (with a grab rail), after which the accommodation is all on one level. The front entrance opens into a hallway, with a cupboard for coats and shoes, and leads to the other rooms. The fully equipped kitchen provides electric cooker and hob, microwave, fridge/freezer and small table with two chairs.  

A beautifully sunny, bright and spacious lounge/diner has wooden flooring and is furnished with two leather sofas, a 42" TV with integrated DVD player and a dining table to seat six people. Patio doors open out to the lovely large enclosed rear garden with outdoor furniture from which to enjoy the sunshine throughout the day. Please be aware that children must be supervised when outside due to a small lake in the neighbouring field. 

Bedroom one is comfortably furnished with a double bed (4'6"), bedroom furniture and a built-in wardrobe. Bedroom two also has a built-in wardrobe, and twin beds (3' each). Bedroom three is in a separate annex which can be accessed both from the front of the property and from the rear garden (through the back door from the kitchen), ideal for a couple holidaying with a family, or perhaps for an older teenager wanting their own space.  

The annex consists of a utility room with a sink, combined washer/dryer, and a separate toilet. A door opens from the utility space to a large bedroom furnished with a double bed (4'6"), bedroom furniture, wall mounted TV, and a small shower room with a cubicle shower and small basin.

The family bathroom within the bungalow is fitted with a bath and separate shower cubicle, toilet, basin, and heated towel rail. All rooms are supplied with wall-mounted electric heaters for chillier days. Parking at the front of the property on the private driveway provides spaces for two cars.  

Lorien is ideally situated for exploring the surrounding unspoilt countryside and beautiful rugged coastline of north Cornwall. Within a three-minute walk there is a lovely old village inn dating from the 17th century, serving great food and ale; and Perranporth's village shops, bars, restaurants and beautiful three miles of dog-friendly golden sand and great surf are a twenty-minute walk away or very short car journey. The cathedral city of Truro, beautiful beaches of Newquay, marine heritage of Falmouth and art of St Ives are all within an easy half hour drive by car.
