Property Description

Situated on a hillside overlooking Perranporth village, beach and the Atlantic Ocean, The Bees Knees is a contemporary and comfortable reverse level house, with stunning coastal and countryside views from the upstairs open plan living area and balcony.

From a generous parking area for two cars, steps lead up through the front lawn to the main entrance to the house. A spacious hallway provides a modern and warm entrance to the house, with wooden floorboards throughout the hall and first bedroom, and a cupboard for coats and shoes.  

Four bedrooms on the ground floor sleep eight, and a family bathroom is fitted with a shower over the bath, WC, basin and heated towel rail. Bedroom one is furnished with twin beds (3' each) and a wardrobe. Patio doors open to a raised patio with garden furniture to seat eight.  

The rest of the bedrooms are carpeted, bedroom two furnished with a king-sized bed (5'), wardrobe and beautiful yellow oyster-shell chair, bedroom three with a double bed (4'6") and wardrobe, and bedroom four with a double bed (4'6") and wardrobe. This bedroom also benefits from an en suite fitted with a shower cubicle, WC, basin and heated towel rail. A travel cot is available within the property.

Upstairs, the open plan living room has been designed to make the most of those glorious views from the large Apex window. Doors open to a decked balcony with glass walls to be able to fully appreciate the outlook: a beach and sea vista to the left, rolling Cornish countryside to the right, and the undulating sand dunes in the middle; a beautiful view to take in while enjoying a morning coffee on the balcony or a sundowner in the evening.  

The open plan sitting room and diner is comfortably furnished with two 3-seater reclining leather sofas, a fabric teal coloured 2-seater sofa, coffee table and glass topped dining table with chairs for eight. A highchair is also available. A large Smart TV and DVD player make this a relaxing space to curl up at the end of a busy day, and curtains can be drawn across the large windows when the sun goes down. Please note that the wood burner is a decorative feature only and is not in use.  

The modern grey kitchen has composite pale wood effect worktops and a wide breakfast bar with two stools. A Velux window lets in more light, and the view from the main window can even be appreciated from the kitchen, making preparing dinner a pleasure! Fully equipped, the kitchen is fitted with an electric double oven and hob, integral fridge/freezer and a dishwasher.  

An upstairs utility room houses a combi washer/dryer as well as a WC and sink. The property is heated by electric radiators throughout, and the water is solar heated, with a back up booster. There are two parking spaces at the front of the house.

The Bees Knees is situated in a hillside position approximately ten minutes' walk down to Perranporth's cafes, shops, bars and beach, or a two-minute drive. The three mile sandy beach is renowned as a good surfing spot, and the vast stretch of beach is perfect for sandcastles, rockpooling and sunbathing in the dunes. A tidal swimming pool is partly set into Chapel Rock on the beach and can be accessed at low tide and lifeguards are on duty on the beach during the summer. The South West coastpath provides stunning walks from Perranporth to St Agnes, or Holywell and Newquay to the north. Perranporth is an ideal base for easily accessing most of Cornwall, including St. Ives, Newquay, Falmouth, Padstow and Truro, and numerous tourist attractions to suit all the family!


Pets welcome upon request only, outside of main school holidays. Smaller dog breeds over one years old considered.
